Why the Design-Build Model Is More Prominent Than Ever in These Economic Hard Times

The construction industry has always adapted to economic shifts, but recent years have pushed it harder than ever. With rising costs, supply issues, and labour shortages, traditional delivery models are struggling — making Design-Build not just an alternative, but a necessity.

At Catalyst, we’ve seen an uptick in clients facing tight deadlines, often due to expiring leases. The need to deliver projects swiftly and efficiently, without compromising on quality or budget, is greater than ever. The Design-Build model allows us to meet these challenges head-on by streamlining the process from concept to completion.

Why Design-Build Delivers Greater Cost and Programme Certainty 💸
Unlike the traditional Design-Bid-Build approach, which can be fragmented and prone to misalignment, the Design-Build model enables us to work to a clear scope and budget from day one. By integrating in-house design, buildability reviews, and feasibility budgeting, we eliminate the risk of post-tender design rework; saving both time and money.

With construction and procurement teams involved early in the process, we can secure lead-time items and subcontractors well ahead of schedule. This early engagement significantly reduces the risk of delays and cost escalations, allowing us to maintain control over the programme from start to finish.

Budget certainty is more than a cost-saving measure — it's about delivering value where it matters most. Our in-house quantity surveying (QS) team works with clients at the outset to understand where they want to invest. Whether it’s high-spec finishes in client-facing areas or smart allocation of budget to maximise function, we align the design with the client’s vision and financial expectations. Throughout the design phase, we continuously review costs alongside our construction team, ensuring there are no surprises and no compromises on quality.

Speed to Market: A Strategic Advantage
⏱️Time is money - especially in today’s climate. Accelerated project delivery means clients can move into their new spaces sooner, avoiding the cost of extended leases or temporary accommodations. By running design and procurement simultaneously, we ensure that materials and trades are locked in well before construction begins.

A Trusted Partner for Global Brands 🌎
We’re seeing a growing number of international clients, particularly Australian brands, turn to Catalyst for our Design-Build capability. Without a local presence to manage separate consultants and contractors, these companies rely on us to provide a seamless, end-to-end solution. One team, one contract, one outcome.

Case Study: Servcorp, Auckland & Wellington
Just 5 months after completing their Wellington office in the prestigious Bell Gully building, Catalyst successfully delivered a premium 1200sqm office fit-out for Servcorp in the heart of Auckland’s CBD, transforming the 7th floor of 139 Quay Street into a refined, high-performance workspace. Working within a compressed 16-week programme, the team navigated site constraints, tight timelines, and detailed finishes to deliver an exceptional result. The project exemplifies the power of early contractor involvement and streamlined delivery.

Collaboration, Accountability & Reduced Risk 💬
A key strength of the Design-Build model lies in its integrated, single-point-of-accountability structure. At Catalyst, our teams span design, architecture, project management, quantity surveying, and site supervision all under one roof. This eliminates the silos that traditionally slow down communication and decision-making.

Clients benefit from real-time updates, faster turnaround on decisions, and a unified team focused on one goal: project success. We're not slowed down by multiple external consultants or drawn-out approvals; we move as one, and deliver as one.

Navigating Supply Chain Uncertainty 🤔
In the current climate, proactive procurement is critical. Because Catalyst manages both design and construction in-house, we can identify and mitigate lead-time risks early. By obtaining timely client approvals and breaking procurement into early works packages, we maintain transparency while ensuring momentum.

Our long-standing relationships with suppliers and subcontractors, bolstered by our high project volume, mean we receive highly competitive pricing and reliable service. This ensures projects stay on track, even amidst industry volatility.

As the construction industry continues to face economic headwinds, the Design-Build model is proving to be a smarter, faster, and more reliable way forward.

By integrating all project phases, Catalyst is able to deliver value, certainty, and speed - exactly what today’s clients need.

Gallagher Insurance Auckland Flagship Office
Gallagher Insurance, formerly known as Crombie Lockwood, were keen to get their Auckland central teams working from one flagship office, having been in two central city locations for many years. This required a complete refit to accommodate both locations and various functional teams together and also presented a perfect opportunity to showcase the planned rebrand to Gallagher.
