Reimagine your space. Reposition your asset.

Reimagine your space. Reposition your asset.

The property landscape is changing, fast. Whether due to shifts in the real estate market, aging asset, evolving demographics, or revitalisation in previously dormant areas, how you adapt will directly influence your building’s occupancy and long-term value.

Sometimes, a simple refresh is enough. But often, staying competitive means taking a strategic approach to asset repositioning— understanding your target market, building features, and potential for a modern market.

Why Asset Repositioning Matters 🌟
Repositioning isn’t just about aesthetics. It’s about:
- Meeting tenant expectations for smarter, more flexible, tech-enabled spaces
- Aligning with sustainability goals and workplace wellness
- Enhancing energy performance and operational efficiency
- Increasing long-term asset value and market relevance

At Catalyst, we can unlock value within underperforming or outdated buildings. With proven experience in helping businesses attract and retain tenants and employees with well thought out design and well executed fitout, our solutions focus on revitalizing spaces that drive engagement, collaboration and innovation.

“Relocation intentions indicate a busy leasing market with 39% of occupierspursuing or planning a relocation strategy. Flight-to-quality is the leadingreason for relocations, but location, amenity and resilience/sustainabilitydrivers are also important.”

– CBRE New Zealand Real Estate Market Outlook 2025, p14

Sudima Hotel, Christchurch
Catalyst was initially engaged by Sudima to assess the acoustics of the bedrooms in a hotel. However, after going above and beyond, they were presented with a comprehensive new scope that included a reception and admin block, a 90-bed wing, and the refurbishment of two older wings to bring them up to a modern standard in 2014.

AON Building End of Trip, Auckland
The project involved converting an old mechanical room into a spacious and spa-like end of trip facility that meets Rainbow Tick approval standards. Despite the removal of most services, the large mechanical ducts still had to be concealed, which led to low ceilings in certain areas. Due to the lack of base build information, the full size of the space was only revealed after the removal of the redundant mechanical units. Consequently, the set outs and dimensions of the bathrooms and plumbing had to be altered to fit the site conditions.

EDMI, Wellington
The space at 100 Taranaki Street/1 Ghuznee Street presented a unique challenge for creating a modern office environment. Once home to a bar, restaurant, and brewery, the building had been stripped down to its core, featuring exposed beams, columns, and raw structural elements. It lacked the essential services infrastructure typically found in office buildings. Located on a busy city street corner, this was not the typical setting for a low-profile, high-tech company like EDMI.
